What is Energetic Certification?

Energetic certification is the main tool for assessing the energy performance of buildings.

The Energetic Certificate (CE) and the Pre Energetic Certificate (PCE) of a building or autonomous fraction is a document issued under the national energy certification system (SCE) that classifies each property, in terms of its energy performance, according to a scale preset (A+, A, B, B-, C, D, E, F).

Energetic certification is mandatory in any commercial advertisement for sale or lease, in the application for a construction/use license and in contracts for the purchase and sale/lease of housing units and services.

What do we do at BECERTIF in the area of ​​Energetic Certification?

WHAT IS AN ENERGY CERTIFICATE?

The Energy Certificate (EC) of a building or autonomous fraction is a document issued under the national energy certification system (SCE) that classifies each property in terms of its energy performance, according to a pre-defined scale (A+, A, B , B-, C, D, E, F), where class A+ corresponds to a building with better energy performance, and class F corresponds to a building with worse energy performance.

The Energetic Certificate aims to inform citizens about the thermal quality of buildings, when building, selling, renting or promoting them.

The Certificate also presents the possible improvement measures to be implemented in terms of energy performance and thermal comfort, highlighting those with greater economic viability, which the owner can implement to reduce their energy costs and, simultaneously, improve the energy efficiency of the building.

WHO ISSUES THE CERTIFICATES?

The energy assessment and issuance of the property's energetic certificate is carried out by qualified experts from ADENE, who are professionals trained in architecture or engineering, with a minimum professional experience of 5 years in the field of thermal or air conditioning of buildings and who have had specific training for this It is made.

The expertise should always involve the expert visiting the property, so that he can check the situation of the property in loco and carry out the necessary diagnosis, identifying opportunities for improving the energy performance of the property.

HOW MUCH DOES A CERTIFICATE COST?

Energetic certification costs are divided into two components, fees for the service provided and ADENE fees.

The fees for the service will depend on several factors, including the complexity of the building, the number of units, etc.

The values ​​of the ADENE fees are stipulated in Ordinance No. 39/2016 of March 7th and are as follows:

HOUSING

  • €28.00 – Typologies T0 and T1;
  • €40.50 – Typologies T2 and T3;
  • €55,00 – Typologies T4 and T5;
  • €65,00 – Typologies T6 or higher.

COMMERCE AND SERVICES

  • €135.00 – Area equal to or less than 250 m2;
  • €350.00 – Area greater than 250 m2 and equal to or less than 500 m2;
  • €350.00 – Area greater than 250 m2 and equal to or less than 500 m2;
  • €950.00 – Area greater than 5000 m2.

(VAT at the legal rate in force is added.)
